	Let&rsquo;s just agree there&rsquo;s an app for everything, and gardening is no exception. I tried out a number of apps for the iPhone (though some of these have Android versions) and picked a few that will help your garden grow.<br />

	<strong>1. <span class="external">Food Gardening Guide</span> </strong>(free for iPhone, iPad, Android)<strong>:</strong> Mother Earth News has produced this delightful and comprehensive guide on how to grow your own food. Chapters are titled &ldquo;All About Growing (whatever),&rdquo; and they deliver info on planting, harvesting and storage, saving seeds, pest and disease prevention, growing, and kitchen prep. For instance, did you know you can harvest carrots, store them over the winter, and replant in spring to generate seeds? Now you do.</p>

For each species, the app provides its growing zone, watering and sun needs, height, width, and bloom time -- plus a pretty picture. You can also scroll through images, pick a plant that sparks your interest, and then research it.</p>

Select a veggie, and Garden ID gives you planting, growing, and harvesting tips. As a bonus, it also names plants that like to grow together, like corn that shades lettuce, giving it a longer growing season. You&#39;ll also learn which plants don&rsquo;t get along, like cauliflower and tomatoes.</p>

It also gives info on sunrise, moon phases, and USDA Hardiness Zones. It&rsquo;s a great planning tool for square or rectangular plots and beds, because it lays out plants in a grid.</p>

	<span style="font-size: 10pt;"><span style="font-family: arial,sans-serif;"><span style="color: black;">Low inventory is a relative term depending on how you&#39;re comparing it. Would the comparison be to total number of homes on the market last year, homes in a certain price range or homes in a certain area? In some situations, it&#39;s a combination of all of those things.</span></span></span></p>
<p>
	<span style="font-size: 10pt;"><span style="font-family: arial,sans-serif;"><span style="color: black;">In any given market, inventories will fluctuate based on area and price range. The National Association of REALTORS&reg; considers a balanced market to be six months&#39; supply of homes. If it takes longer than six months to sell, it is thought to be a buyer&#39;s market and less than six months, a seller&#39;s market. Most buyers and sellers probably feel inventory equilibrium is more like three month&#39;s supply of homes.</span></span></span></p>
<p>
	<span style="font-size: 10pt;"><span style="font-family: arial,sans-serif;"><span style="color: black;">Inventory has a direct impact on price. During the housing bubble, demand decreased, supply ballooned to four million houses and prices dropped dramatically. Increased inventories due to foreclosures, bank&#39; revised lending practices and builder&#39;s lack of new housing starts each contributed to the dramatically lower prices.</span></span></span></p>
<p>
	<span style="font-size: 10pt;"><span style="font-family: arial,sans-serif;"><span style="color: black;">As the market has recovered, economic conditions have improved, banks have loosened their requirements, interest rates have remained low, foreclosures have slowed and gradually, the inventory has been reduced to approximately two million houses. When demand is constant but inventory is reduced, price tends to increase because the same number of people are trying to buy a smaller than normal number of homes.</span></span></span></p>
<p>
	<span style="font-size: 10pt;"><span style="font-family: arial,sans-serif;"><span style="color: black;">Based on the low mortgage rates that have been inching up each week in 2013 and an improving consumer confidence level, most markets are experiencing some increase in demand. With inventory decreasing, buyers in the marketplace can see that prices are increasing.</span></span></span></p>
<p>
	<span style="font-size: 10pt;"><span style="font-family: arial,sans-serif;"><span style="color: black;">Just as signs of spring can be seen to be just around the corner, it should be recognized what direction prices will be moving. Hindsight is 20/20 but we can&#39;t purchase or sell in the past. We need to make decisions today on what we think will happen in the future.</span></span></span></p>

	WASHINGTON (February 27, 2013) - Pending home sales rose in January, and have been above year-ago levels for the past 21 months, according to the National Association of Realtors&reg;. There were healthy monthly gains in all regions but the West, which is constrained by limited inventory but was slightly improved.</p>

<div>
	The Pending Home Sales Index,* a forward-looking indicator based on contract signings, increased 4.5 percent to 105.9 in January from a downwardly revised 101.3 in December and is 9.5 percent above January 2012 when it was 96.7. The data reflect contracts but not closings.</div>
<div>
	&nbsp;</div>
<div>
	The January index is the highest reading since April 2010 when it hit 110.9, just before the deadline for the home buyer tax credit. Aside from spikes induced by the tax credits, the last time there was a higher reading was in February 2007 when it reached 107.9.</div>

	Lawrence Yun, NAR chief economist, said inventory is the key to this year&#39;s housing market. &quot;Favorable affordability conditions and job growth have unleashed a pent-up demand. Most areas are drawing down housing inventory, which has shifted the supply/demand balance to sellers in much of the country. It&#39;s also why we&#39;re experiencing the strongest price growth in more than seven years,&quot; he said.</div>

	&quot;Over the near term, rising contract activity means higher home sales, but total sales for the year are expected to rise less than in 2012, while home prices are projected to rise more strongly because of inventory shortages,&quot; Yun said.</div>

	The PHSI in the Northeast rose 8.2 percent to 84.8 in January and is 10.5 percent higher than January 2012. In the Midwest the index increased 4.5 percent to 105.0 in January and is 17.7 percent above a year ago. Pending home sales in the South rose 5.9 percent to an index of 119.3 in January and are 11.3 percent higher January 2012. In the West the index edged up 0.1 percent in January to 102.1 but is 1.5 percent below a year ago.</div>

	Yun expects approximately 5.0 million existing-home sales this year. However, price growth could exceed a 7 percent gain projected for 2013 if inventory supplies remain low. Previously, NAR had expected 5.1 million existing-home sales in 2013, while prices were forecast to rise 5.5 to 6.0 percent.</div>

	* The Pending Home Sales Index is a leading indicator for the housing sector, based on pending sales of existing homes. A sale is listed as pending when the contract has been signed but the transaction has not closed, though the sale usually is finalized within one or two months of signing.</div>

	The index is based on a large national sample, typically representing about 20 percent of transactions for existing-home sales. In developing the model for the index, it was demonstrated that the level of monthly sales-contract activity parallels the level of closed existing-home sales in the following two months.</div>

	An index of 100 is equal to the average level of contract activity during 2001, which was the first year to be examined. By coincidence, the volume of existing-home sales in 2001 fell within the range of 5.0 to 5.5 million, which is considered normal for the current U.S. population.</div>

	Also released today are annual data revisions. Each February, NAR Research incorporates a review of seasonal activity factors and fine-tunes historic data for the past three years based on the most recent findings. There are no changes to unadjusted or annual data.</div>

	Which tax benefits do home owners miss? Will you get audited if you take the home office deduction? Find out the answers to these questions and more before Tax Day.</p>

		There are a lot of home ownership tax benefits &mdash; if you don&rsquo;t forget to take them. To make sure you get your due, HouseLogic asked tax expert Abe Schneier, a senior technical manager with the American Institute of CPAs, for tax-filing tips.</p>
	<p>
		<strong>HouseLogic: What&rsquo;s the most common home-related tax deduction or credit claimed by home owners?</strong></p>
	<p>
		<strong>Abe Schneier:</strong> The mortgage interest deduction, [which the NATIONAL ASSOCIATION OF REALTORS&reg; estimates amounts to about $3,000 in tax savings for the average itemizing home owner] and [the deduction for] real property taxes.</p>
	<p>
		<strong>HL: Which tax provision do home owners often overlook?</strong></p>
	<p>
		<strong>AS: </strong>You can deduct mortgage insurance premiums [or PMI] if you were required to get PMI as a condition of receiving financing on your home. Some people will overlook that, although it&rsquo;s typically disclosed on the 1099 that you receive from the bank, along with all the deductible information you need.</p>
	<p>
		HL note: The PMI deduction has been extended through 2013 and is retroactive for 2012.</p>
	<p>
		[Another area of tax-filing confusion is] whether you&rsquo;ve correctly treated any points you paid if you refinanced. In a new home purchase, the points can be deducted [in the tax year you paid them]. But typically in a refinancing, you have to amortize and deduct any points you paid over the life of the mortgage, and people tend to forget that after a couple of years.</p>
	<p>
		<strong>HL: What&rsquo;s the No. 1 mistake home owners make when filing their taxes?</strong></p>
	<p>
		<strong>AS:</strong> Because you receive a statement from the bank with details [such as] how much mortgage interest you paid over the year, and how much the bank pays on your behalf in real estate taxes, the number of mistakes has dropped.</p>
	<p>
		But if you&rsquo;re in a state where you pay the real estate taxes on your own &mdash; the bank doesn&rsquo;t handle it for you &mdash; [people] make mistakes because sometimes real estate tax bills include other items besides pure real estate taxes. It could be trash collection fees; it could be snow removal fees that the state or county is assessing on the real estate tax bill. Since the items are included in the same bill, home owners sometimes deduct [those fees] regardless of whether the items are actually taxes.</p>
	<p>
		<strong>HL: What&rsquo;s the single most important piece of advice for people filing their taxes as a first-time home owner?</strong></p>
	<p>
		<strong>AS:</strong> You have to take a look at your closing statement from when you bought the house. It&rsquo;s commonly called the HUD-1 form and you receive it at the closing. Occasionally, there are fees such as prepaid taxes or interest at closing that can be deductible.</p>
	<p>
		<strong>HL: What tax advice do you have for someone who&rsquo;s owned their home for 10 or 20 years?</strong></p>
	<p>
		<strong>AS:</strong> If you&rsquo;ve been a longtime home owner and you&rsquo;ve been through refinancings, you have to be careful about how much interest you&rsquo;ve deducted, especially if you have a home equity loan or equity line. A lot of people who&rsquo;ve refinanced have sizable equity lines. The maximum outstanding home equity debt that&rsquo;s deductible is $100,000; the maximum deductible amount of interest paid on mortgage debt is $1 million.</p>
	<p>
		<strong>HL: What home improvement-related records should home owners keep?</strong></p>
	<p>
		<strong>AS:</strong> Absolutely keep your receipts for couple of reasons:</p>
	<p>
		1. You want to make sure &mdash; if there are any warranties attached to the work that was done &mdash; that you maintain those records and you have something to go back to the person who did the work in case something doesn&rsquo;t function properly.</p>
	<p>
		2. If you&rsquo;ve added value to the home &mdash; you&rsquo;ve added a deck, you&rsquo;ve added a room, you&rsquo;ve added something new to house &mdash; you&rsquo;ll need to know what the gain is on that <span class="internal">capital improvement</span> when you sell the house.</p>
	<p>
		<strong>HL note:</strong> Tax rules let you add capital improvement expenses to the cost basis of your home, and a higher cost basis lowers the total profit or capital gain you&rsquo;re required to pay taxes on. Of course, most home owners are exempted from taxes on the first $500,000 in profit for joint filers ($250,000 for single filers). So it doesn&#39;t apply to too many people.</p>
	<p>
		<strong>HL: How do I tell the difference between a capital improvement and a repair?</strong></p>
	<p>
		<strong>AS:</strong> Typically a repair is [done] to allow an item, like a home furnace or air conditioner, to continue. But if you were to replace the heating unit, that&rsquo;s not a repair.</p>
	<p>
		<strong>HL: Does taking any home-related tax benefits, such as the home office deduction, make a taxpayer more likely to be audited?</strong></p>
	<p>
		<strong>AS:</strong> Only if numbers look out of the ordinary &mdash; for instance, if one year you were writing off $20,000 in mortgage interest debt and the next year you&rsquo;re writing off $100,000 in mortgage interest. Taking the home office deduction in and of itself doesn&rsquo;t usually generate an audit. However, if you claim nominal income and significantly higher expenses in an effort to create artificial losses, the IRS will see that there&rsquo;s something else going on there.</p>
	<p>
		<strong>HL: Once filing season is over, when should home owners start thinking about next year&#39;s taxes?</strong></p>
	<p>
		<strong>AS:</strong> Well, hopefully, when you visit your CPA to give information about or pick up [this year&#39;s] tax return, your CPA has spoken with you about your plans for [next year]:</p>
	<ul>
		<li>
			If any major improvements are scheduled</li>
	</ul>
	<ul>
		<li>
			If you&rsquo;re planning on moving</li>
	</ul>
	<ul>
		<li>
			How to organize any expenditures for fixing up the home before sale</li>
	</ul>
	<p>
		If you&rsquo;re planning to do any of those things, talk with your CPA so that you&rsquo;re prepared with documentation and so that the [tax pro] can help minimize your tax situation.</p>

This a drastic change from the double digit declines of previous years.</p>

	Predatory lending practices linger near the top of many economists&rsquo; blame lists for the most recent market decline. And, after years of fallout from bad mortgages, capable buyers have been, understandably, slow to purchase.</p>

	For those buyers who&rsquo;ve been anxious about the mortgage process and skeptical of the predatory lending, this Thursday brought great news and a sure &ldquo;go&rdquo; sign for them to jump into the market.</p>

	Thursday the Consumer Financial Protection Bureau released it&rsquo;s new mortgage guidelines which are &ldquo;a set of standards that protects consumers from bad loans&rdquo; according to David Stevens, CEO of the Mortgage Bankers Association.</p>

	The new guidelines show that banks and the government are working out their differences to create a safer, more secure environment for homeowner hopefuls. In addition, the new guidelines give those buyers access to mortgage best practices upfront to help them ensure they&rsquo;re ready for application and ownership from the start.</p>

	3<strong>. Delinquency &amp; foreclosures are at record lows.</strong></h4>
<p>
	Declining delinquencies aren&rsquo;t just fluffed headlines, the numbers support what it seems many agents are feeling.</p>
<p>
	Delinquencies are down. According to Trulia&rsquo;s Chief Economist, Jed Kolko, &ldquo; In November, 10.63% of<a href="http://www.trulia.com/mortgage/"> mortgages</a> were delinquent or in foreclosure, down a hair from 10.64% in October. The combined delinquency + foreclosure rate is at its lowest level in four years and is 41% back to normal.&rdquo;</p>
<p>
	These stats are good news for buyer&rsquo;s agents whose clients and prospects need a boost of confidence.</p>

	Last quarter we released <a href="http://pro.truliablog.com/industry-2/renter-nation-just-a-myth-93-of-millennial-renters-plan-to-buy-a-home-someday/">Trulia&rsquo;s American Dream Survey</a> and one of the top facts from our study showed that 93 percent of current millennial renters plan to buy.</p>

	This is good news for an industry that&rsquo;s suffered from years of skittish home shoppers and a lot of talk about home buying no longer being a part of the American Dream.</p>

	<strong>5. Investors rush in.</strong></h4>
<p>
	Another sign that we&rsquo;re on the way to a high-paced recovery is that investors are making major moves to capitalize on today&rsquo;s opportunity.</p>
<p>
	A recent story from<a href="http://www.bloomberg.com/news/2013-01-09/blackstone-steps-up-home-buying-as-prices-jump-mortgages.html"> Bloomberg</a> covered how Blackstone Group, the largest U.S. private real estate owners, sped up it&rsquo;s purchases of homes to try to beat out fast rising prices.</p>
<p>
	This is a sign for on the fence buyers to start their hunt before the weather heats up and they face more competition than they can handle.</p>

	There is independent data that suggests that the housing recovery is in well underway. Veros Real Estate Solutions (VRES) is a real estate data firm and it recently announced its recent analyses of the twelve month period ending December 1, 2012 as well as its forecast for the 12-month period ending December 1, 2013. VRES indicates that &ldquo;the national real estate market has hit bottom and is now in a full recovery&rdquo;. <a href="http://nationalmortgageprofessional.com/news33232/veros-housing-market-full-recovery-mode" target="_blank">Veros Report</a>. The analysis and forecast factor in 975 counties, 335 metro areas, and 13,586 zip codes. The statistics are updated on a quarterly basis. Veros predicts that the nation&rsquo;s top 100 metro areas can &ldquo;expect 1.2 percent appreciation over the next 12 months.&rdquo;</p>
<p>
	Zillow recently mirrored the same conclusion as VRES. Perhaps this is a start of a Happy New Year for all of those in the real estate profession. Zillow actually went so far as to predict that home prices would increase by 3.1 percent in 2013 and reported that overall, 2012 prices would end with a 4.6 percent gain. <a href="http://www.dsnews.com/articles/survey-experts-predict-prices-will-increase-by-31-in-2013-2013-01-02" target="_blank">Zillow report</a> The numbers were apparently based upon a survey of 105 &ldquo;economists and industry experts.&rdquo; The chief economist of Zillow reported that &ldquo;an organic recovery in the housing market really took hold in the latter half of 2012&rdquo; and predicted that the market is &ldquo;well-positioned for continued growth, albeit slightly slower, in 2013 and beyond.&rdquo;</p>
<p>
	There certainly is a lot of optimism in the real estate industry as we enter 2013. Forecasts of recovery together with some favorable legislation and court rulings may signify a positive 2013 and beyond for a lot of us. If lending can loosen up or non-conventional funding can make some gains in 2013, this could be a really good market for the industry. I view real estate as a three-legged stool: buyers, seller and funding. It appears that we have at least two of the legs of the stool!!! 	<br />
	Another great reason to buy a home now and save!</p>
<p>
	FHA has announced a major change to its loan program which allows borrowers to cancel the mortgage insurance premium (MIP) when their unpaid balance reaches 78% of the original purchase price. While no specific date has been set for the change, sometime in 2013, new FHA loans will require the mortgage insurance for the life of the loan.<img src="http://betterhomeowners.com/images/articles/fha.jpg" style="width: 200px; height: 125px; float: right;" /></p>
<p>
	At existing rates, the monthly MIP on a $168,875 mortgage is $178.99 per month. Under the current rule with normal amortization, the MIP would no longer be required in 9 years and 9 months. However, under the new rule, it would last for the entire 30 year term.</p>
<p>
	They also announced that the annual MIP will also be increased from 1.25% to 1.35% at some point in the near future. HUD, the parent agency for FHA, is making the changes to restore the capital reserves of the program that are needed to fund failed loans.</p>
<p>
	People that can close a FHA loan before the change takes place will fall under the old rules for canceling MIP and the lower rates. Since no date was announced, it is not known exactly when the changes will take effect.</p>
<p>
	While this information will probably not make the evening news, it will have a big impact on borrowers planning to use an FHA loan. Please pass it on to anyone you know who might be considering purchasing or refinancing with a FHA loan.</p>

	A 30 year fixed-rate mortgage hasn&#39;t always been the standard. As part of FDR&#39;s New Deal in 1934, the Federal Housing Administration was created to help Americans purchase homes with affordable terms.<img src="http://betterhomeowners.com/images/articles/fdr.png" style="width: 200px; height: 200px; float: right;" /></p>
<p>
	Prior to then, many loans had an amount due at the end of the term called a balloon. Most mortgages had adjustable interest rates even though some might be fixed for a short time. While banks would loan money on a home, they retained the right to call the note due at any time which could exert considerable stress on borrowers.</p>

	FHA, during this time, introduced mortgages that offered a fixed rate of interest to the borrower for a 30 year term. This fully amortized loan provided borrowers a financial vehicle that would help them achieve the American Dream while minimizing the risk of having a loan called without the resources to pay it off. It brought long-term stability to the housing market and helped stimulate the economic recovery at a very difficult time in our nation&#39;s history.</p>
<p>
	Roughly, a third of the mortgages created in 2011 were less than 30 year terms. Many homeowners, similar to those after the Great Depression, would like to get their home paid for as soon as possible. Shorter term mortgages typically have a lower interest rate but higher payments due to fewer years to amortize the mortgage.</p>
